How it works
You send us the details and we will allocate the next available inventory clerk in your area. On the scheduled date, our inventory expert will conduct the property inspection and you will receive your inventory report directly into your inbox within 2-3 hours. This inventory list can be printed or simply shared online with all involved parties, tenants can type in their comments and sign the inspection.

How much does it cost
All prices are based on the number of bedrooms and level of furnishing, separate prices are available for Schedule of Condition only, Check-in only, combined Schedule of Condition and Check-in, Routine inspections and Check-Out inventories.

All out inventory clerks are professionally trained, CRB checked, highly accurate and observant, they will compile a comprehensive report with description and images, as well as detailed close-ups to highlighting an issue. No matter which member of our team will be sent to you, you will always have the same style, consistent reporting.
We cover all areas of Somerset, West side of Devon, North Dorset, all Exeter, Taunton, Bridgwater, Weston Super Mare, Bristol and Bath, currently, we are expanding to employ inventory clerks to cover the Cardiff and Newport areas for residential property inventories.
What is included
Our trained inventory clerk will record the utility meters, check and test all smoke and carbon monoxide alarms, then write up the property description and conditions.
The inspector will take several images for each room, as well as detailed close-ups to highlight an issue.
We take around 10-15 photos for each room, the check-in inventory comes signed by the tenant(s) on site, giving you a bulletproof document, should it go to a dispute, so you protect your client’s investment 100%.
In our check-out we will highlight any changes from the previous condition, also give a quick summary of responsibilities at the end, so you can take quick and informed decision re-deposit charges.
Schedule Of Conditions
Our inventory clerks will make detailed notes and photographs of the condition and contents of a property before it is rented out by a Letting Agent or a Landlord.
This mid-term inspection is to make sure the tenants have settled in and everything is in accordance with the tenancy agreement, to give peace of mind to Landlords and their tenants.
Student Property Inventories
We have waste experience in the student accommodation inventory field, being able to deliver inspection on a short period of time, we can engage all our members of the team for a large number of properties inspected in a short amount of time.
This is also known as “Start of Tenancy Inspection” we go through the whole schedule of condition with the ingoing tenant, record their comments and signature.
We can carry out “End of Tenancy Inspections” of a rented property with its outgoing tenant to check if any damage or cleaning issues occurred during the tenancy period.
