Do you really need to have an Inventory Check-in – Check-Out
We certainly live in a modern world, at the highest peak of scientific achievements and social development, in 2021 people are well-educated and very smart, with common sense, respect and understanding.
Most of the time a handshake and a basic contract should be all you need as most probably everyone understands you have to look after the place you live in, right? Well, not so sure.
Here are a couple of images of the conditions a landlord, had his property returned at the end of the tenancy in Oxford, by well-educated tenants, decent people, the ideal tenants a landlord can hope for.
If you look at the latest TDS Statistical Briefing for 2019-2020 you will see there are about 35.000 deposits handled every year and only around 1% ends up having a dispute, so you might even argue, why do I need a property inventory?
The answer is right there, because there are inventory reports in place, an inventory only or an inventory with check-in, so that every disagreement between the landlord or letting agent and tenant can be clearly clarified with evidence and no subjective opinion.
We take pride in the high level of attention to detail in our reports, followed up by clear accurate photographs, ensuring you are covered for any damages at the end of tenancy.
Along with ensuring an inventory is in place, it is equally as important to carry out regular inspections on the property, ensuring during the tenancy the property is being kept clean and tidy throughout, and resolving any issues as quickly as they arise.
